Project Summary

Located on a bustling site across from a local commuter train, the aptly named Station Crossing hosts 55 condominium units, 12,000 SF of retail space and parking for 120 vehicles. The existing property was sloped, creating the need for a unique design solution for the site.

The retail was strategically placed on the south side (high side of the site) across from the train station for visibility and increased store traffic, whereas the residential entrance was placed on the north side, which was the more serene part of the site. The site slope was also optimized so all the parking could be accommodated underground, without exposing an exterior wall on the retail side of the building. A small plaza was incorporated into the retail design across from an historic theater in the downtown.

The building design provides a community presence in the downtown, adjacent to the commuter train station. The separation of uses works well as it incorporates an entire city block. The retail is active, and with the parking mostly below grade, the plaza remains more pedestrian friendly. Station Crossing has become a community staple that benefits those passing through and its residents alike.

Design Vignette

By designing the residential entrance on the north side of the development, a calm, quiet neighborhood is created while remaining adjacent to the more lively, commercial downtown.
